Town houses and detached homes in Yarm

Yarm's name is usually traced to the Old English for fish pools, and the town appears in the Domesday Book of 1086. Dominican friars settled here around 1286 and stayed until 1583, which is why names such as Friarage and Spital Bank survive. Bishop Skirlaw of Durham built the stone bridge across the Tees in 1400, and it still carries traffic. A Viking Age helmet found in the town, the Yarm helmet, is on show at Preston Park Museum.

The High Street, voted Britain's best in a 2007 BBC Breakfast poll, is lined with Georgian and earlier buildings with long, narrow plots behind them, many reached through yards and passages. Away from the centre, the picture changes. In the 2021 Census, 56.2% of households in the Yarm ward lived in a detached house, 22.3% in a semi and 13.0% in a terrace. Much of that detached housing is on newer streets to the south and west of the old town.

Those two kinds of property give two kinds of patio. Behind a town house it is usually a walled courtyard where the paving is the whole garden: it needs to look right against old brick, drain to a gully and handle furniture and pots. Yarm's centre stands on alluvium, the British Geological Survey's term for river-laid clay, silt, sand and gravel, over Sherwood Sandstone. Alluvium is variable and often soft and wet, so we always check what is under the topsoil before deciding on the depth of the sub-base. Where the ground is soft, we excavate further and use a geotextile and more compacted stone to spread the load.

The Environment Agency's flood map places the centre of Yarm in Flood Zone 3, the highest category of river flood risk, and the river wraps around much of the town. For a patio that has practical effects. We keep levels low and falls positive, avoid raising garden ground in a way that could push water elsewhere, and may suggest a permeable surface or open joints so rain can soak away. Gardens higher up, away from the river, are less affected, but surface water still needs a route.
